Two significant forestry portfolios, totaling nearly 700ha, are currently up for sale across Ireland, stretching from Donegal down to Cork. The first portfolio consists of 267ha of mature forests spread across six counties and is being offered as a single lot, a rarity in the market. Commercial property advisors TWM have placed a price tag of “in excess of €7 million” on this portfolio, which features a diverse mix of species, with a significant portion of commercial Sitka Spruce undergoing ongoing harvesting and replanting. TWM highlights the appeal of the high yield class of Sitka, averaging at 26, which promises strong future income streams. Michele Jackson, director at TWM, anticipates keen interest from a variety of buyers seeking sustainable investment opportunities.

Dublin-based TWM notes a growing emphasis on sustainability and the environment among investors and corporations, predicting a surge in climate and biodiversity-positive investment. Jackson emphasizes that investors are increasingly seeking diversity and resilience, with forestry presenting itself as a sustainable avenue for long-term growth. Notably, the 267ha portfolio boasts forests certified and managed in compliance with the Forest Stewardship Council (FSC) and the Programme for the Endorsement of Forest Certification (PEFC). The largest forest within the portfolio spans 77ha in Co. Dublin, complemented by 38ha in Wicklow, 46ha in Offaly, and additional acreage in Cavan, Cork, and Kilkenny.

Meanwhile, a separate 429ha forestry portfolio is also on the market, comprising 11 distinct forest plantations available for purchase either as a whole or as individual lots. This extensive portfolio, managed in alignment with FSC and PEFC forest certification standards, features a variety of tree species from Sitka Spruce to Douglas Fir, Norway Spruce, mixed broadleaves, and more, all at varying stages of maturity. Lisney, the agency handling the sale, highlights the emergence of forestry as an alternative yet compelling investment class in Ireland, touting its potential for long-term, stable returns compared to traditional asset classes.
